CSO House Prices 2015

The CSO Figures follow a drop in prices in January, traditionally a quiet month for house and apartment sales.

Prices fell by 0.4pc in February. It comes after a fall of 1.4pc in January, new figures out this morning from the Central Statistics Office show.

It is thought that new lending restrictions imposed by the Central Bank are one of the main reasons for the prices decreasing for two months in succession. The new rules came into force last month.

However, nationally prices are still up 14.9pc on an annual basis, the CSO figures show.

In Dublin residential property prices fell by 0.7pc in February.

However, Dublin residential property prices were 21.4pc higher than in February last year.

Estate Agency Savills

Economist with estate agency Savills, Dr John McCartney, said the slowdown in the rate of house price growth was expected.

“Dublin prices have been rising at double-digit rates since the middle of 2013. With base prices increasing it simply gets harder to sustain the same percentage rate of increase.”

Ed Sheeran said his appearance at Croke Park will follow on from three sold-out shows at Wembley Stadium and he will then take a break for a year. The Croke Park tickets are expected to cost €69.45.

Ed Sheeran said he never considered playing Croke Park before because of the size of the stadium but he was now in the “peak of my career. I hope it keeps peaking as long as possible.”

The 24 singer, is one of the most successful artists in the world. His sold out for shows at the 3Arena in October and was the biggest selling artist of 2014 in Ireland. X, his latest album, went nine times platinum in Ireland and was the No.1 album in Ireland for 11 weeks.

Ed Sheeran said: “I always love coming back to Ireland. Irish audiences really are among the best in the world. I am so looking forward to stepping onto that stage in the magnificent stadium that is Croke Park on Friday 24 July”

Ed also revealed that he had three songs written for his next album, but had another year to write it. “I want to write a third album and make sure it is good. I don’t want to pass off any old thing.”

Earlier Predictions by Dublin based Estate Agent, Property Group Tynan Martin Auctioneers (01 8603365), that property prices would continue to rise in 2015, has been borne out by the latest figures from the CSO. Property Group Tynan Martin had stated earlier this month that this would be particularly so in Dublin as demand by a new generation of first-time buyers out-stripes the supply of new homes.

Residential property prices rose by 16.3 per cent in the year to December with prices in Dublin 23 per cent higher, according to new figures from the Central Statistics Office (CSO).

Prices rose by 0.4 per cent last month, compared to an increase of 0.5 per cent in November and a rise of 0.3 per cent for the same month a year earlier.

In Dublin, residential prices were up 0.3 per cent in December versus the previous month and compared to a 0.3 per cent rise for December 2013.

Apartment prices in the capital were 21 per cent higher as against the same month a year earlier. However, volumes remained low.

House prices in Dublin remain 35.6 per cent lower than at their peak in early 2007, while apartment prices are 44.9 per cent than at their highest level in February 2007.

Property prices outside of the capital rose by 0.7 per cent last month. Prices were 10.2 per cent higher than in December 2013. The price of property outside of Dublin remains 41.4 per cent lower than at their peak in September 2007.

Property Industry Ireland (PII), an Ibec group that represents businesses working in the property sector, the latest house price data and the announcement of the Central Bank’s new mortgage lending policy showed that affordability would be a key issue for the sector this year.

“While house prices rose 16.3 per cent nationwide, across regions price trends vary considerably. This is down to local economic conditions and different supply and demand needs. The real impact of the mortgage lending policy announced by the Central Bank will need to be very carefully monitored in light of these trends. Initiatives to prevent a housing bubble should not be at the expense of regions, which are only now starting to see new building taking place, or first-time buyers and tenants in cities who struggle to raise a deposit,” said PII director Peter Stafford.

“If there are continued shortages of housing in high-demand areas, it will both undermine quality of life and Ireland’s competitiveness. Affordability is both a social issue and an economic one. A national property strategy, overseen by real cross-agency engagement and evidence-based policy, is the best way to promote regional growth and ensure a stable, functioning housing sector,” he added.

Alan McQuaid, chief economist with Merrion Capital said the underlying housing market is a lot stronger than the official data suggests as the CSO figures are based on mortgage draw-downs and don’t include cash transactions.

“Although cash sales are not as high now compared with the start of 2014, they are still significant, accounting for roughly one in three of every transaction,” he said.

He added the generally improving economic backdrop should help to sustain the house price recovery in the short-term even with credit restrictions.

“Taking all the factors into consideration, an increase of 10 per cent is projected for 2015,” he said.

In 2014 most property price indexes suggested that the price of property rose by 16.3%, with significant growth being identified in the Dublin property market.

The Property Group Tynan Martin Auctioneers, have suggested that under-supply of new properties coming to the market fuelled the property price growth in Dublin, The Property Group Tynan Martin Auctioneers do not see any short term solutions to the lack of supply, and while welcoming new initiatives from NAMA and The Government to stimulate new property availability, such initiatives are unlikely to reach fruition in the short term and this will be a particular problem as the economy begins to show clear signs of recovery.

The Licensed Vintners Association (LVA) is the representative body for the publicans of Dublin.

We are writing to express our shock and disappointment at the decision by Dublin City Council not to grant licences for the final two scheduled Garth Brooks concerts on 28th and 29th July next.

The potential loss of 160,000 customers over these two days is a serious blow for the wider hospitality sector in Dublin, and is particularly painful for publicans across the city centre and the Croke Park surrounding areas.

We are calling on you to re-consider this decision in light of the potential loss of business to publicans, hoteliers, restaurants, retailers and taxis as well as the reputational damage to Dublin as a destination for major events and event tourists.

The American Football Croke Park Classic will see the University of Central Florida host Penn State in their 2014 Season Opener in GAA HQ on the 30th August 2014. This big season opener for UCF and Penn State will be the first time that UCF and Penn State have played outside the United States.

Dan Rooney Trophy

The teams will compete for the Dan Rooney Trophy named after a key player in the GAA’s redevelopment plans for Croke Park in the early nineties. The trophy is made of bog yew and Pittsburgh steel.  The yew comes from what remains of forests which grew 4,200 years ago in the Irish midlands. The steel is from Heinz Field, home of the Pittsburgh Steelers.

Penn State and the University of Central Florida (UCF)

A delegation from Penn State and the University of Central Florida (UCF) visited Dublin this weekend to put detailed operations plans in place with the Croke Park team for the Croke Park Classic on August 30th.

A crew from both universities, including UCF Head Coach, George O’Leary, and Penn State’s Director of Athletics, Dave Joyner, along their backroom staff joined the team at Croke Park to run through logistics plans ahead of their 2014 American College Football season opener.

GAA HQ and American Football

This included a pitch transformation at GAA HQ as American Football posts were erected and pitch markings laid down. The American Football pitch size for the college game is half the size of the Croke Park pitch at 110m x 45m compared to 144m x 86m.  The visit was the first time the pitch plans had been laid out and game operations and production were also finalised.  The groups also visited the locations for citywide events including the joint Pep Rally and Tailgate locations at Dublin Castle and Temple Bar.

Peaking at the visit UCF’s George O’Leary said he is eagerly anticipating the Croke Park Classic clash, “It’s been great to put the last few operations plans together over the past few days.  Now we can really start to look ahead to the big game with excitement. We are really looking forward to putting on a show in Dublin.”

Since the team’s first visit to Ireland for the official announcement of the game last year, Penn State University have seen a change in Head Coach as Bill O’Brien departed for the NFL’s Houston Texans. He was replaced by James Franklin, whose first competitive game in charge at Penn State will be the Croke Park Classic.

Coach Franklin also can’t wait to arrive in Ireland for the season opener, “Our team is excited about coming to Ireland to play UCF and open the season. Irish fans of American Football and all of the Penn State fans traveling to Dublin will be in for an exciting game and a memorable experience. We’re looking forward to getting the season underway in front of a huge Penn State crowd at Croke Park.”

Pep Rally and Tailgate Party locations confirmed for the college football season opener next August

With significant local interest in the American college football game between the University of Central Florida (UCF) and Penn State, and up to 20,000 fans expected to travel to Dublin, plans have been announced for citywide events around the Croke Park Classic on 30th August.

The stadium has confirmed that a joint Pep Rally will take place at Dublin Castle on Friday 29th August and it is expected that the coaches and some players will be in attendance. These fan gatherings, held the evening before the game to rally support for the team, are an important part of the ritual attached to American college football games.

The Croke Park Classic Pep Rally will feature a timeslot for each team with some of the squad, cheerleaders, marching bands and a taste of the pageantry that will come to life in Croke Park on game day.

The Tailgate Party will be held in Temple Bar on the morning of Saturday 30th August and tailgating tradition dictates that those attending the game will gather with family and friends to eat, drink and enjoy the build up to the game.  Both locations bring the American Football fanfare right into the heart of the city and will give travelling fans and locals the chance to mingle and sample part of the match day experience from both side of the Atlantic.

Both Pep Rally and Tailgate will be part of a host of events leading up to the event including a business forum in Croke Park during the week before the game, special pre game stadium tours and game day hospitality events.  For those travelling fans who are interested in experiencing some home grown games, the All Ireland Football Semi Finals will be played in Croke Park on the 31st August giving travelling fans an opportunity to experience live Gaelic games.

Plans are also gaining momentum for the events in the stadium that will make up the spectacular live event experiences being choreographed for the pre-game and half time shows.

The Croke Park Classic will be the first time the UCF and Penn State have played outside the US and the event comes on the back of the most historic season ever for Coach George O’Leary and the UCF team in 2013.  It will be the first game for Penn States new coach James Franklin and this competitive fixture will see these division 1 American College Football teams battling it out for the Dan Rooney Trophy.
